The Code For Sustainable Homes has been developed to protect the environment by ensuring matters concerning sustainability are considered from the outset of any scheme design. Blackhorse Road will be constructed to a Code Level 3 Award Standard using the Code for Sustainable Homes
Environmental Assessment Methodology (this is greater than EcoHomes Very Good).

The code insists that certain factors must always be considered when a new site is constructed.

These factors are:

• Energy Reduction
• Water efficiency
• Surface Water Management
• Site Waste Management
• Household Waste Management
• Materials Usage

These factors have been incorporated into the Blackhorse Road scheme in the following ways:


• The buildings have been designed to minimise energy consumption and hence carbon emissions through enhanced insulation, optimum fabric design and low energy building services design and a biomass heating and hot water system to all units.
• Individual apartments will be provided with low energy white goods, facilities for hanging washing and light fittings that can only hold low energy lamps.
• Low emission and sustainable materials will be used in construction wherever feasible, including zero ODP insulation, responsibly sourced timber and materials that achieve an A-rating under the BRE’s Green Guide to Specification.
• Where used, gas-fired boilers will be high efficiency and low NOx emissions from flue gases Porous and soft landscaped surfaces will be used in combination with underground water storage in order to attenuate storm water run-off from the development.
• Occupants will have the facilities to separate out at least three different recyclable materials within their apartments and subject to agreement with the London Borough of Waltham Forest, the equivalent street level storage bins provided for collection and recycling by the Local Authority.
• External lighting will be fitted with CFL lamps and will be dusk to dawn controlled.
• We will aim to provide cycle storage to 100% of the units on site.
• The residents will be provided with a Home User Guide to provide advice on non-technical matters relating to the running of their new home.
• The fit-out will include low water consumption appliances such as dual flush WC cisterns, spray taps and aerated showerheads and will have provision for the re-use of rainwater.
• Where necessary, apartments will be mechanically ventilated to allow occupants to close windows to keep out external noise and pollution. Party walls and floors will meet high levels of acoustic insulation to reduce transmission of noise from neighbours to acceptable levels.

By applying these requirements to Blackhorse Road both the home user and the environment benefit.
