1) Walthamstow Town Centre
Regeneration:

• The IPPF aims to create a vibrant social, economic and environmentally sustainable suburban centre. Will seek to promote higher density development in close proximity to transport nodes of Walthamstow Central and St. James Street Station.

3.2 Key Areas
This IPPF aims to create a vibrant social, economic and environmentally sustainable surburban centre built on strong foundations of cultural diversity and local character. The IPPF aims to deliver a town centre which has a unique retail and evening/ cafe offer; building on the opportunities of the street market and the cultural diversity of the community and tapping into the excellent transport links to both Epping Forest and the City. It is an objective that Walthamstow becomes an exemplar for sustainable living with daily needs being met within the town centre, removing the reliance on cars and increasing the opportunities for social interaction and the development of community cohesion. New innovatively designed mixed-use developments will be sympathetically integrated into the historic heart of the town centre, meeting the need for housing and supporting infrastructure growth in the borough.

2) Blackhorse Lane -
Station Hub & Waterfront Site:


(Part of the Blackhorse Lane Regeneration Area
- Planning & Design Brief February 2007)
• The vision for the site if for a new public square at the heart of a mixed use development, incorporating high quality waterfront residential development and striking landmark buildings to mark the gateway into the Blackhorse Lane Area. Along the western edge a new linear waterfront park is envisaged.

3) Blackhorse Lane -
Sutherland Road:


(Part of the Blackhorse Lane Regeneration Area - planning & design brief May 2007)
• Within this the Vellum Building, Papermill Place, Sutherland Road already on the market.  1 & 2 bedroom apartments located in new Homezone setting.  Due for completion 2010.

4) Hale Wharf:

In May 2007 Haringey’s Planning Committee approved plans for Hale Wharf including 1,210 homes, a new primary school, office space, retail units, a hotel and a health centre; part of a much wider regeneration programme for the area set out in a Tottenham Hale Urban Centre Masterplan agreed by the council last year.

Key Features:
• An 18-storey building adjacent to Tottenham
Hale station
• 30 per cent of the new homes to be affordable
• A new route for cyclists and pedestrians created to link the site with Tottenham Hale Station to the west and Hale Wharf and Lea Valley Park to the east.
• A new Cooling and Combined Heat and Power (CCHP) plant will provide 45 per cent of the annual heating for the site from renewable sources
• 800 car parking spaces created
• 5,500sqm of retail floor space across an estimated 24 units, including shops, cafes and restaurants
• A new hotel of up to 100 bedrooms
• Student accommodation of up to 700 rooms
