Scheme Concept

The site is in a strategic location on the edge of the Douglas Eyre Playing fields, giving potential for long distance views of the existing reservoirs and beyond. The site is contained to the north by an overland railway line and to the east by Blackhorse Road and to the south by period terraced suburban housing.

The proposed residential scheme seeks to maximise the potential of this redundant brownfield site to provide an attractive and prominent landmark development at an important gateway location. The overall density of development on the site takes into account the guidance set out within the London Plan, and adopted UDP and IPPF, which describes how the development potential of individual sites should be maximised, in accordance with criteria such as design and local context.

From the south it is proposed that the scheme will reflect the existing 2 storey housing. As you move across the site we propose that the built form rises up progressively where in north east corner of the site, it evolves into an elegant landmark building which will create a gateway form that can be seen from Tottenham Hale, Forest Road and opportunities for view from further field.

The scheme design proposes 10 buildings organised into Blocks (A-K) arranged around open communal gardens and a ‘home-zone’. The proposed development will deliver an innovative landmark regeneration scheme of high architectural design which will create an attractive, contemporary and robust visual presence on this prominent strategic site.

The layout of these buildings has been designed to recognise important views and axes influenced by the surrounding urban fabric and landscape.

Block A at 23 storeys is located to the western edge of the site, immediately adjacent to the playing fields represents the landmark building on the site, with the others buildings falling away in height.
