The proposed redevelopment of Imperial House will incorporate the construction of new office buildings alongside the residential and retail uses.

Recent surveys show that there is an imbalance of higher skilled employment provision within Windsor compared to the skills set of its residents, leading a very high proportion to out-commute for their work.

Similarly only 39% of existing employees working within Windsor live within the town, with the remainder commuting in from the surrounding area. The availability and price of homes in the vicinity is likely to be a key factor in this statistic.

These imbalances have negative impacts economically, environmentally and upon the general sense of community.

It is anticipated that the proposed offices will serve to meet the needs of both the economically active population living within the proposed residential units as well as better providing for the needs of the existing population of Windsor, creating employment opportunities for local people and reducing the need to travel to other larger towns.

The proposed office buildings provide a total floor space of approximately 185,000 square foot net, more than four times that of the current building. This would be an ideal resource for a commercial headquarters or an existing local business looking to expand.

This location is extremely attractive as an employment site, given its transport connections, whilst offering the opportunity for workers to take a break in an improved Vansittart Park or the proposed courtyard.

Around 300 basement and above ground parking spaces will be provided, in excess of the council’s recommended standards. This parking will be available to the public during non-work time such as weekends, providing a valuable resource to the local community.
