Residential provision

Government policy at the national, regional and local levels all seek to increase the amount of housing in the south east in order to keep up with demand. The South East Plan sets out the need for an additional 6,920 new homes to be created within Windsor by 2026.

It also identifies Windsor town centre as a good location for large scale employment use and encourages the provision of residential units within mixed use developments such as the one proposed.

In particular, the onus is on the redevelopment of previously developed sites, reducing the pressure to build on green field areas in order to achieve the housing targets set by government.

The creation of mixed and inclusive communities with a variety of sizes, types and affordability of homes is actively encouraged. This enables a more sustainable way of living, with people able to live, work and socialise within a reasonable, ideally walk-able, distance.


With this in mind, these proposals will meet a need for both new employment and new residential development. A total of 72 residential units will be provided, with around 44 of these being private units. It is expected that approximately 30% (around 28 units) of the homes will be affordable, in accordance with the council’s requirements.

Around 80 ground floor car parking spaces will be available for the residential aspect of this scheme, in excess of the council’s minimum standard. Areas for bicycle storage will also be provided.

The residential aspect of this scheme is expected to meet the Code for Sustainable Homes level three.
