The proposed scheme aims to be a flagship development for the Royal Borough of Windsor and Maidenhead, incorporating the highest feasible levels of sustainability throughout the building’s life cycle - not only once completed but also throughout its design and construction. 

It will incorporate innovative energy and water efficiencies, substantially reduce carbon emissions, prioritise recycled and reused materials and drastically reduce construction waste.

Throughout the construction process, emphasis will be placed on recycled and reused materials sourced from the local area, lowering the environmental impact.

The development will also positively integrate itself with the wider community through encouraging use of sustainable transport, enhancing biodiversity and providing new open space that fosters a sense of community.
Through effective design, the residential component of this development will positively contribute to the council's objective of reducing domestic energy consumption.  The building fabric and glazing will be designed to provide low-energy buildings, maximising day light whilst minimising excessive solar gains.

 

The development will also incorporate water efficiency through the use of permeable hardscape, allowing water and oxygen to penetrate the soil; brown roofs which protect and enhance rare species; and dual flush lavatories, waterless urinals and low flow faucets and showers which help to reduce water wastage. 

Landscaping both within the site and potentially in Vansittart Park will be designed around native vegetation that requires minimal water input and encourages biodiversity whilst protecting existing species.

A proposed ground source heat exchange system providing heating and cooling for the offices would eliminate the need for conventional boilers and chillers, significantly reducing the CO2 footprint of the development by up to 15%, in excess of current planning policy requirements.

In all senses, this scheme offers the opportunity for Windsor to lead the way in the environment and sustainability agenda.
