About the site
The site is located just off Alma Road to the rear of Windsor Police Station and covers 4.6 acres in total. It is currently occupired by Imperial House, until recently the global headquarters of Intercontinental Hotels.
The site was first developed in the early 1860s and has largely housed educational institutions and for a short period Windsor's council offices before being redeveloped and replaced by Imperial House, which became the headquarters of Rank Hovis McDougall in 1991. It continued as a major office location, occupied by Six Continents Hotels Group, before its freehold sale by the Crown Estates to St Congar Properties and Europa Capital in 2007.
To the west of the site is Vansittart Park, a recreation ground that formerly also featured a running track but has been largely under utilised as a public facility, largely due to its relative inaccessibilty.
A car park used by East Berkshire College lies to the north and is accessed by right of way through the site, which will be maintained in any redevelopment . A cycleway also runs along the northern and western border of the site.
The site is in a higly 'sustainable' location, with the town centre and its train stations within reasonable walking distance, bus routes just one block away and easy access to major traffic routes connecting to the M4.
