This is an outline application, which seeks to establish broad land use principles rather than present a detailed scheme. There will be further opportunities to comment on the scheme as detailed designs for each phase come forward.

The key features are:
• About 500 homes with 70 per cent open market housing and 30 per cent affordable, with a focus on family housing.
• Business units totalling around 4,500 sq m near the existing factory and the railway bridge.
• Medical facility of 500 sq metres.
• Open space.

Private Housing
We are proposing that the private open-market housing should be as follows:
• 1-bed flats 31%
• 3-bed houses 34%
• 5-bed houses 4%
• 2-bed flats 14%
• 4-bed houses 17%

Affordable Housing
The breakdown of affordable housing would be as follows:
• 1-bed flats 31%
• 2-bed flats 49%
• 2-bed houses 10%
• 3-bed houses 10%

The affordable housing will include a mixture of shared ownership, social rented and discounted market housing.

Community Contributions and Facilities

The development would accord with the requirements of the District Council and would make contribution via land or finance towards the provision of:

• Primary education - A financial contribution will be provided to ensure the existing school can be extended to meet the further demand.

• Secondary education - A financial contribution will be made to secure additional facilities at existing schools.

• Library facilities - A financial contribution will be provided to enhance existing facilities.

• Adult education - A financial contribution will be provided to secure additional facilities.

• Youth and community facilities - A financial contribution will be made to fund the provision of new community facilities.

• Primary Care Trust - A new medical centre will be provided on site, with the capability of accommodating up to five doctors.

• Community worker - A financial contribution will be made to fund a community worker for 3 years.

• Public transport - We propose to fund improvements to the current 452 bus service by way of an additional bus.

• Affordable housing - We propose the provision of 25% affordable housing on site.

• Highways improvements - We propose improvements to Station Road inc. the junction with London Road as well as improvements to Pounsley Road.
