The outline
planning application
A number of documents and supporting statements will form the outline
planning application. These include:
Planning Statement: assesses the proposed development against
the relevant national and local planning policies.
Transport Assessment Report: assesses the impact of the proposed
development and proposes measures to ensure that it can be accommodated
within the local highway network.
Design Statement: sets out the approach and strategy of the
design of the proposed development and how it will relate to the character
and appearance of the existing development within the surrounding
area.
Flood Risk Assessment: identifies the level of risk to the
site from flooding and issues of surface water drainage and proposes
mitigation measures where required.
Services Appraisal: assesses the strategy for the necessary
utilities (water, gas, electricity etc) to support the proposed residential
and business uses.
Environmental Statement: this provides a comprehensive assessment
of the impact of the proposed development on the surrounding area
in terms of transport socio-economic, noise, landscape,
ecology, air quality, waste, lighting etc, proposing
where necessary mitigation measures to address these issues.
Accessibility Statement: reports on the accessibility of the
proposed development to local services, facilities and transport,
taking account of the access needs of everyone including those with
mobility difficulties.
Sustainability Statement: details how the proposed development
is of a scale which is appropriate for the location, and how the existing
services and facilities can be accommodated and in the long term will
benefit from the proposed development.
Outline Remedial Strategy: assesses the potential impact of
existing ground contamination on the proposed development and details
the necessary mitigation measures.
